
The real estate industry has many problems, such as large amount of investment, long investment period and poor market liquidity. There are contradictions between the short - term capital sources and the long - term use of capital. Currently, commercial loans and corporate debt policies have been tightened, real estate business financing pressure has becoming greater. Compared to foreign mature markets, China's real estate business financing channels are more single, commercial loans accounted for about 70% of financing channels. As an innovative financing tool, asset securitization can satisfy the financing needs of real estate enterprises better, and help real estate enterprises optimize the structure of assets and liabilities, reduce the cost of financing and raise the rate of return on net assets, and represent the direction of real estate financing innovation.
Currently, asset-backed securities (ABS), commercial real estate mortgage-backed securities (CMBS) and other real estate asset securitization products continue to expand, after the relevant policy is clear, real estate trusts(REITs) will enter an outbreak period. However, China's real estate asset securitization is still in the research and exploration stage, the development of real estate asset securitization is facing many constraints such like simperfect laws and regulations, accounting treatment specification uncertain, heavy tax burden,etc.
In this context, China Real Estate Asset Securitization Development Forum 2017 will bring together regulators, developers, investment institutions, issuers, service providers and intermediaries of experts to discuss the real estate asset securitization policy, market, technology and other aspects, in order to real estate developers and investment companies use of asset securitization means to revitalize the stock, broaden the financing channels to provide ideas and promote China's real estate asset securitization market healthy and stable development.
